EHOP Rehabilitation Standards
The following Rehabilitation Standards represent the work completed on a typical EHOP home only.  Please refer to an EHOP listing agent for a summary of the rehabilitation taking place at a particular EHOP home.

Roof
Roofs are examined to determine age and integrity.  Roofing material are replaced if they are determined to have a remaining life of less than 10 years and/or exhibit evidence of leaking. 

Asbestos

For homes built before 1980, an inspection is conducted to test for asbestos containing materials.  All asbestos containing materials are removed with the exception of non-friable exterior plaster or stucco.

Seismic Retrofit

Homes are repaired and retrofitted to comply with current seismic code requirements of the City of Los Angeles Building Code.

 

Windows and Carpeting  
Bedroom Where possible, EHOP homes are equipped with modern, energy-efficient, dual-glazed windows.  Flooring is covered or replaced with brand new carpeting.

Led Based Paint

Homes are tested to determine lead based paint hazards. When lead based paint is found, surfaces are removed and replaced with like kind components.  Surfaces may also be encapsulated to remove the danger of lead based paints.

Cabinets, counter tops, flooring, and faucets are examined to determine condition and functinality. New components are installed as applicable.

Plumbing  
Existing systems are examined and all gavalanized water supply systems are replace with copper. new fixtures are also installed where appropriate.

 

Wall and Water Heating
Wall heaters are refurbished or replaced with units with a minimum of 6 BTUs per cubic foot of livable space. Water heaters older than 3 years are replace. All water heaters are seismically strapped and enclosed in locations as required by the City of Los Angeles Building Code.

 

Electrical  
nn All electrical wiring is brought up to Los Angeles Building Code. Bedrooms and hallways are installed with hardwired smoke detectors for safety. Ground Fault Interuptor (GFI) outlets are installed in kitchens and bathrooms and new lighting fixtures are installed throughout the home.
